Meadowvale Exchange

Modern industrial design leverages building materials like insulated metal panels to attract top-tier tenants.

According to a Canadian industrial market update for Q2 2024, demand for newer industrial assets at certain price thresholds remained high. In fact, Canada’s national industrial availability rate continued on an upward trajectory, climbing 70 basis points, the highest since 2016. Canada’s industrial sector remains strong, especially in Ontario where new facilities continue to be developed.

One of Ontario’s newest industrial developments is Meadowvale Exchange – a high-profile site located in the heart of Meadowvale, a large suburban district in the northwestern part of Mississauga, Ontario, which is part of the Greater Toronto Area.

A traditional design elevated with modern building products

The industrial development sits on 11.3 acres and includes two buildings at 133,000 square-feet and 116,000 square-feet.  Both buildings use a combined 19,650 sq. ft. of Kingspan KarrierPanel and 11,450 sq. ft. of Kingspan KS Shadowline panels.

Meadowvale Exchange features excellent connectivity to Highway 401. The part of this highway that passes through Toronto is North America's busiest highway and one of the widest. The location also features a high concentration of retail, restaurant and hotel amenities in the immediate area.

While the location is surely attractive to prospective tenants, Glenn Piotrowski Architect Ltd. was tasked with designing buildings that would help achieve leasing goals. Glenn Piotrowski Architect used more than 31,000 square-feet of insulated metal panels (IMPs) on the building to give it a sleek, modern aesthetic.  

Installed by Frost Building Systems, Inc., more than 19,600 square feet of Kingspan’s KarrierPanel and 11,450 square feet of Kingspan’s KS Shadowline panels in the color Dove Gray were used on the exterior of the building.

Kingspan’s KarrierPanel is a cost-effective universal barrier wall alternative solution to traditional multi-component wall systems. KarrierPanel utilizes Kingspan’s fully engineered KarrierRail to securely and safely transmit loads from a wide range of non-combustible façade options to the structural supports behind the insulated panel. Kingspan’s KarrierPanel allows for faster building close-in and dry-in for reduced building costs, eliminates thermal-bridging energy losses associated with standard stud/cavity insulation construction and can also reduce delays in construction experienced with scheduling multiple trades.

In this project, KarrierPanel allowed the architect to use custom accent facades in a deep purple color to add design flair to the project, which adds a slight architectural look to this otherwise industrial design.

Kingspan’s KS Series IMPs provide unique aesthetics through a wide range of profiles while delivering supreme thermal performance. Adjustable module widths can integrate for distinct architectural flair. KS Series panels can be customized with trimless ends and pre-formed corners to provide a clean, finished appearance.  KS Shadowline, with its subtle striation, adds design dynamics to any project.

While IMPs helped to elevate the look of the building, their capabilities go beyond aesthetics.

IMPs provide an air and watertight continuous insulation barrier that seals the building enclosure and helps increase energy efficiency, making it a preferred building envelope approach for industrial buildings. This thermal efficiency and full vapor and water barrier make IMPs an energy efficient cladding option, helping to cut down on building heating and cooling costs.  

The design and thermal efficiency capabilities of IMPs – alongside Meadowvale Exchange’s prime location – was able to attract tenants and get the two buildings 100% leased.

Red Bull Canada and RXG Group were welcomed as the first two tenants in one of the buildings at Meadowvale Exchange. Red Bull operates within 175 countries selling over 11.5 billion cans annually and is the world's leading energy drink company. RGX Group provides full-service 3PL warehousing & logistics services for small and medium businesses and services Canada’s leading brands.

FIL Delivery was welcomed as Meadowvale Exchange’s third tenant, taking up the second building. FIL Delivery provides a logistics solution customized for the beverage alcohol business.
